Saskatoon entered October with more available homes and a lower benchmark than in August. Supply improved, but the useful question is how those changes affect your neighbourhood, budget and moving plans.

September sales were 10% below a year earlier but more than 8% above long-term trends. New listings increased by more than 6% year over year. Of 1,053 month-end listings, 236 were conditionally sold. The benchmark eased $5,100 from August and remained nearly 3% above September 2025.

What buyers can do with this

Use the wider selection to compare layout, condition and location rather than treating every new listing as your only chance. Citywide supply does not tell you how competitive a particular street or price range is.

  • Compare recent sales and current alternatives before choosing an offer price.

More competing homes makes a clear launch more valuable. A city benchmark cannot account for your renovations, maintenance, lot or timing; your pricing range should come from relevant comparable properties.

  • Review competing listings in your neighbourhood and property type.
  • Prepare the rooms and photos that explain the home's value.
  • Use showing feedback to decide whether presentation or price needs adjustment.

Common questions

Is the benchmark the value of my home?

No. The MLS® Home Price Index benchmark represents a typical property and is useful for comparing market trends. Your home's value depends on its own condition, location and comparable sales.

Does more inventory mean every buyer has more negotiating room?

No. Competition varies between homes. A well-presented property with few close alternatives can attract strong interest even when the city has more supply.

Does this report include October sales?

No. It summarizes completed September activity. It is historical context, not a live inventory count or a forecast.
