Compare the property being sold

A duplex search is a starting point. Before comparing asking prices, check exactly what the listing includes: one side, the whole building, separate titles, parking, outdoor space and any shared responsibilities. A listing labelled “duplex” is not a promise of two separately saleable homes or an approved secondary suite.

I’m Idriss Movahedzadeh, a REALTOR® with CENTURY 21 Fusion. I can help you compare Saskatoon duplex listings, arrange showings and gather the property details you need before making an offer.

What to check before buying a duplex

  • Title and ownership: confirm the legal description, which units and land are included, and whether condominium documents or shared agreements apply.
  • Condition and services: compare the roof, structure, heating, electrical service, water systems and any separate meters. Arrange inspections appropriate to the property.
  • Existing occupancy: ask about tenancy, leases, possession dates and which documents are available. Confirm the implications with your lawyer before relying on a particular possession plan.
  • Actual costs: compare property taxes, insurance, utilities, repairs and any common fees. Use property-specific figures rather than an advertised rental amount alone.
  • Permitted use: verify zoning, permits and any suite status with the City. The listing category is not a substitute for those records.

For available records and the municipal request process, see the City of Saskatoon’s building and property information. If a secondary suite is important to your plans, also review the City’s secondary-suite guidance.

Plan your purchase

Open a property’s payment estimate to carry its asking price into the buyer cost calculator. Adjust the down payment, taxes, fees and other assumptions for that property. Confirm financing for the intended ownership and use with your lender.

Duplex search questions

Does this page show every home with a basement suite?

It shows Saskatoon properties classified as duplexes in the feed. A house with a basement suite may be classified differently. Tell me what layout and ownership arrangement you need for a broader search.

Does every listing include both sides?

Check the individual listing and legal documents. Confirm the exact property included in the sale before treating the price as the cost of two units.

What if none of the current listings fits?

You can broaden your search to Saskatoon houses, townhomes or all listings and the map, or ask me to help compare other options.
