Saskatoon Real Estate Market Report: October 2026

Saskatoon closed October with a benchmark below September and about the same effective supply. Sales were lower than last October and in line with a typical October. The useful question is still how that shows up in your neighbourhood, budget and moving plans.

October sales were 20% below October 2025 and in line with the 10-year average for the month. Year-to-date sales remain more than 10% above long-term trends. New listings fell 9% from a year earlier. Of 1,004 homes available at month-end, 224 were conditionally sold, leaving 780 active residential listings. The benchmark eased $7,900 from September and was nearly 3% above October 2025. The SRA also reported that, once conditional sales are removed, Saskatoon was no longer the province’s tightest major market.

What buyers can do with this

A normal October sales count and roughly two months of effective supply do not mean every listing will sit. Compare layout, condition and location in the price range you can actually carry.

  • Set a total monthly budget before booking showings.
  • Keep financing ready and decide which features are essential.
  • Compare recent sales and current alternatives before choosing an offer price.

What sellers should focus on

The city benchmark moved down from September. It still cannot price your renovations, lot or condition. Set the range from recent sales of similar homes and the listings buyers can see this week.

  • Review competing listings in your neighbourhood and property type.
  • Prepare the rooms and photos that explain the home’s value.
  • Use showing feedback to decide whether presentation or price needs adjustment.

Common questions

Is the benchmark the value of my home?

No. The MLS® Home Price Index benchmark represents a typical property and is useful for comparing market trends. Your home’s value depends on its own condition, location and comparable sales.

Did October sales collapse?

They were 20% lower than October 2025, which was a strong month. The SRA said the 363 sales were in line with the 10-year average for October, and year-to-date sales are still above long-term trends.

Does this report include November sales?

No. It summarizes completed October activity. It is historical context, not a live inventory count or a forecast.

Commentary is RealEazy’s interpretation. Monthly statistics may be revised. A benchmark is not an average sale price or a property appraisal. Effective months of supply uses month-end inventory after excluding conditional sales, divided by monthly sales; it is not a prediction of how long your home will take to sell.
