This page uses the site’s MLS® feed. Availability and listing details can change; confirm the property before making plans. Search every Saskatoon listing by neighbourhood, price, bedrooms, and home type, or use the Saskatoon listing heat map to see where listings are concentrated.

Check the market before you make an offer

Use the dated Saskatoon market reports to compare published sales, prices and inventory. Conditions vary by neighbourhood, home type and budget; a city-wide benchmark is not a valuation of an individual home.

For a particular property, compare recent relevant sales, condition, fees and current competing listings. Ask me for a property-specific comparison before deciding what to offer.

Browse Saskatoon Homes by Neighbourhood

Saskatoon has a wide range of neighbourhoods, each with its own character and price range. Start with these area searches and check the property’s actual location:

  • Stonebridge: newer south-end homes, townhouses, and condos near Circle Drive and Highway 11
  • Brighton: newer east-side builds with parks, pathways, and wetlands
  • Willowgrove: established east-side community with parks and amenities nearby
  • Evergreen: newer northeast homes, townhouses, and condos
  • Nutana: character homes, the Broadway area, mature trees, and river access
  • Briarwood: compare current listings, parks and property condition
  • Lakeview: mature southeast neighbourhood with tree-lined streets
  • Rosewood: newer southeast development, still growing
  • Warman and Martensville: small-city living just north of Saskatoon

How to Buy a Home in Saskatoon

  1. Get pre-approved. Discuss your finances and intended purchase with a lender. Read the pre-approval guide; a pre-approval is not final mortgage approval.
  2. Compare the full cost. Open a listing’s buying-cost estimate with its asking price. Add its actual taxes and fees, and discuss financing and insurance requirements with your lender.
  3. Shortlist and view homes. I book showings and point out condition issues, updates, and resale factors as we go.
  4. Price the offer with real data. Review suitable recent sales, current competition and the home’s condition when choosing an offer price.
  5. Protect yourself with conditions. Financing and inspection conditions give you time to confirm the home before you commit.
  6. Close and take possession. I stay involved through the lawyer, lender, and possession day.

For every step in detail, read the Saskatoon home buyer guide and the buyer checklist.

Compare two homes using the same checklist

  • Price and completion: note the asking price, finished living space and any work still needed.
  • Monthly costs: use each listing’s buying-cost link, then enter its actual taxes and any condo fees.
  • Showing questions: record included items, repairs, possession timing and anything that needs documentation.

A current asking price is not a completed sale price. I’m with CENTURY 21 Fusion, a real estate brokerage; ask Idriss to compare specific addresses before deciding on an offer.

Saskatoon Homes for Sale FAQ

How much is a typical home in Saskatoon?

Check the latest published Saskatoon market report for its dated benchmark figures. For the home you are considering, compare current listings and recent relevant sales by area, type, size and condition.

Is Saskatoon a buyer’s or seller’s market right now?

Check the report date and the segment you are buying in. City-wide conditions can differ from the supply and recent sale activity for a particular neighbourhood or price range. I can help you compare current options before deciding on an offer.

How often are the listings on this page updated?

The page uses the site’s MLS® feed. New listings, price changes and removals depend on the feed and its refresh cycle. Confirm current availability and details for the property you want to view.

Can you help me buy a home outside Saskatoon?

Yes. I also help buyers in Warman, Martensville, and the surrounding area, including acreages near the city.
