Compare Kensington homes with the work still to do

Start with the live listings, then compare the home’s completion and ownership costs. A newer house, resale home and condominium can have different items included in the price. Ask what is finished, what remains and who pays for it.

Village Square, pathways and your daily routes

The City of Saskatoon’s Kensington guide describes greenways, ponds and paths, plus Kensington Village Square’s gathering space and all-wheel pump track. Kensington Boulevard connects the neighbourhood’s north and south, with access to 22nd and 33rd streets.

Try the walking route

Walk from the property to the park or shops you would use. Check crossings, path entrances and seasonal conditions.

Check the driveway and garage

Compare usable parking, garage dimensions and lane access. Ask which concrete work, fencing and landscaping are included.

Test your usual trip

Drive the route to work or regular activities at your normal travel time. A nearby main road does not establish one commute time for every address.

Kensington school boundaries need an address check

The current Saskatoon Public Schools transportation page splits Kensington’s English elementary assignments: north of Diefenbaker Drive and Ellis Crescent is listed for Dundonald School; south is listed for Lester B. Pearson School. The page also lists French-program arrangements.

St. Lorenzo Ruiz’s registration notice directs new Kensington registrations to Bishop Roborecki north of Diefenbaker Drive and Father Vachon south of it, with different arrangements for existing households. Confirm the exact address, program, current boundaries and transportation directly with the division before relying on a nearby school.

New construction and resale: compare the full purchase

  • New construction: get a written list of inclusions, allowances and unfinished items. Review the possession terms and warranty information with your advisers.
  • Resale: compare renovation records, condition, finished basement space and expected repairs. Recently advertised does not mean newly built.
  • Condominiums: confirm ownership, monthly fees, parking and maintenance responsibilities. A townhouse’s structure alone does not establish how it is owned.
  • Total budget: use a listing’s buying-cost link to carry over its asking price. Update the calculator’s taxes and fees for that property.

Kensington home-search questions

Are these all brand-new homes?

No. This is an exact Kensington residential MLS® search and includes resale homes. Confirm the construction year and completion status on each property. The new-home search page explains builder inventory and newer-area searches separately.

Can I search Kensington houses and townhomes separately?

Yes. Choose Home style above or use the house, apartment and townhome shortcuts. Add a price ceiling and bedrooms to narrow the matches.

Does the lowest asking price mean the lowest cost?

Compare included work, ownership fees and condition alongside the mortgage estimate. Use the same rate, amortization and down-payment assumptions when comparing two properties.
